This is a 123m and 147m high rise 2nr of residential towers in Dubai Creek Harbour Development. The forecast construction cost was AED 406,911,961.

It was a raft slab supported by 483nr of piles with 252nr pile caps. 400mm thick raft at out side the towers foot prints, 2500mm and 2750mm thick rafts for towers.

Basement consists of two levels, approximate depth is 8 metres. The structure consists of concrete frame and post-tension floor construction at typical floors. 188nr of columns per basement level and 127nr per podium level. 400mm to 600mm thick shear and core walls.

External walls are made of glazed stick curtain walls, aluminium and GFRC rain screen cladding, perforated GRC with aluminium fins, louvers with aluminium screens and steel balustrades.

The residential towers are fully fitted out including all internal finishes, built in wardrobes in the bedrooms, bathroom fittings, kitchen cabinets and worktops. All FF&E, OS&E including white goods are excluded.

We acted as Quantity Surveyors from inception to completion on this project under previous employment. We carried out extensive value engineering to achieve the clients desired budgets. This project had a GIA of 102,183m2 for 490 apartments.
