Sunrise Bay

Sunrise Bay is a 126m high rise 2nr of residential towers in Emaar Beachfront Development located in Dubai Marina. The GIA is 90,027m2 and a BUA 102,777m2. The development has 457 apartments and 598 parking spaces, with 7 podium levels. The forecast construction cost was AED 388,000,000.

Raft slab supported by 434nr of piles. The structure consists of concrete frame and post-tension floor construction at typical floors.

The slab varies from 250mm – 400mm in upper floors. The tower consists of 250mm and 300mm thick post-tensioned slabs spanning between perimeter columns/ shear walls and central core walls at towers.

External walls are made of glazed stick curtain walls, GFRC panels cladding, perforated GRC with aluminium fins, louvers with aluminium screens and glass balustrades.

The residential towers are fully fitted out including all internal finishes, built in wardrobes in the bedrooms, bathroom fittings, kitchen cabinets and worktops. All FF&E in apartments, OS&E including white goods are excluded.

We carried out Quantity Surveying role for this project under our previous employer. The site was on reclaimed land and based near the Palm and Marina in Dubai.
